This 11.89hectare block comprises of about 5 ha of avos, 2 ha bare land and a 2 bedroom cottage for when you are out there, and the coastal "beer garden", a magnificent spot on the edge of a cliff overlooking the breakwater where you view spectacular sunsets over Mount Maunganui and the mainland, and out to Mayor Island.
What's so special about these trees though, is that for the past two seasons the fruit has been the earliest to mature in NZ and were passed for harvest the last week of May, resulting in returns of $5,000 per bin, as opposed to about $1,600 mid-season. And, yet again, they were first in New Zealand to reach the minimum dry matter percent for the 2018 harvest.
The bins are loaded onto a neighbour's barge and taken to the mainland, costing $1.84/crate, minimal when the first 432 crates sold at $300 each!
Motiti is also renown for fishing and diving yielding red snapper, Kingfish, tuna, crayfish, scallops and paua, and of course, forms one corner of an area of blue water famous for big game fishing.
With a light crop last year, the 6 year average orchard gate return of $236,000 shows a good R.O.I on the purchase price of $2M for the orchard plus bare land and buildings, a total of $2.55M + GST (if any).
